For every project under consideration, we obtain the following due diligence documentation:
- Building permission granted from the local authority
- Planning permission from the local authority
- Title deeds to the land
- Registration deeds to the land
- Developer incorporation documents
- Developer company status documents
- Loan arrangement documents and contracts between developer and financing bank
- Existing reservation contracts
- Existing pre-purchase contracts
- Existing future purchase contracts
- Status of development project at the time of consideration
All of these documents are then verified to satisfy our due diligence criteria.
And as part of the legal process we provide the following services together with our local partners:
- Negotiating directly with developer on amendments to reservation contract where applicable
- Negotiating directly with developer on amendments to pre-purchase contract
- Negotiating with developer on amendments to future contract
- Finalising completion of reservation contract on behalf of client with developer
- Finalising completion of pre-purchase contract on behalf of client with developer
- Finalising completion of future purchase contract on behalf of client with developer
- Weekly/monthly/quarterly site inspections by an appointed and approved building engineer
- Negotiate with financing bank to developer in respect to escrow agreements and/or bank guarantees
- Registration of property purchased at the local Land Registry ofice on completion
- Provision of Power Of Attorney via our local legal partners
- Verification of contract translations
- Preparation of client Title Report
Completing the legal process is very simple and invloves little more than you signing the relevant legal agreements and returning to us with copies of your identification. Our specialist staff are always on hand to go through any part of the legal documentation that you need clarification upon.
