We like to take the guess work out of property investment and that means thoroughly researching the local rental market.

Our target rental yields and figures are based on the following:

  • Data collected and analysed from local rental agencies.
  • Data collected and analysed from local newspapers dating back three quarters.
  • Data collected and analysed from the national statistical office.
  • Data collected and analysed from the local authority of the city or town.
  • Direct individual interviews with existing tenants.
  • Data collected and analysed from the trade press.

All of this data is then combined to give us the expected yields on rental property in and around the surrounding district.

So, with that in mind, we can predict with confidence what the rental yield on your investment will be.

Will it be enough to cover your mortgage?

That depends on the final deposit you decide to pay, and the mortgage offered by the selected bank.

In many cases, our clients prefer to pay a higher deposit and ensure they are in positive territory from the start.

However, even if you do start in negative territory, property is still a great investment. And any negative territory will soon cross over to the positive side.

When it comes to the rental and management of your property, everything is taken care of in advance.

We partner with  local agents  who specialise in lettings and management, and will let and manage your property on your behalf.

As usual, all references are routinely demanded to assess the suitability of prospective tenants:

Employers
Bankers Details
Proof of Income
Independent 3rd Party reference
Copies of suitable identification (passport, driving licence etc.) and notarised by a competent authority.

Prior to possession, a full inventory is conducted on the property – regardless if it is furnished or not – which the tenant is required to verify.

All rental payments are made by the UK equivalent of a direct debit each calendar month where possible.

However, the deposit and first months rental payment can be paid by alternative means such as cash.
The rental market and tenancy laws differ from country to country. However, our main priority when considering any project is the strength of the local rental market.

In eastern Europe, where rental controls no longer exist, rental markets are quite healthy and good rental yields can be achieved.
